Clear Lake Estates
 West Palm Beach, Florida
Located on one of the last larger redevelopment sites in the fast evolving City of West Palm Beach this former low- rise apartment site will be transformed into a 400 unit luxury apartment complex for the many millenials moving to this exciting city. Located on the shores of the three hundred acre Clear Lake just outside of downtown the Design Studio team of Todd Troxell and GS-4 Architects envisioned a contemporary apartment complex that captures a wave design in the ten- story buildings as well as the outdoor pool and recreation areas along the lake front.

Winemiller Farm Agri- Community
 Martin County, Florida
The Design Studio is designing one of the first true “agri- communities” (agrihoods) in Florida and one of only a handful in the southeast U.S. Winemiller Farm is a 2,000 acre site on the edge of Martin County’s urban boundary with over 900 acres in active farming and nearly three miles along the St. Lucie/ Okeechobee Waterway. Agricultural centered and food- to-table themed residential and mixed- use communities are appearing around the country and to a degree are replacing golf course communities and typical subdivisions as a sustainable and healthy alternative to suburban sprawl and land consumption. The rural village of the project will include 700 homes of various sizes and prices site planned utilizing many traditional neighborhood design principles on just over 300 acres along the waterway, while 800 acres of the present- day farm will be preserved and enhanced. A village center and community farm will provide for small gatherings and larger outdoor events and over 300 acres of native habitat is being preserved and incorporated into the communities 9 miles of trails. Of great significance to the region, which has struggled to improve the St. Lucie and Indian River’s water quality, Hog Creek which bisects the site and empties nearly 5,000 acres of phosphorus and nitrogen rich small farm and ranch land into the St. Lucie canal, will be rerouted and redesigned to capture and clean this water before it is sent to tide.

The Eco Center
 Stuart, Florida
This 6,045 sq. ft. commercial/office building located atop an abandoned landfill is registered with the U.S. Green Building Council as a LEED project with the target of Gold certification. The first phase of a two-phase project, the Eco Center will feature the latest green construction techniques in a commercial office building setting. Construction in expected to begin in early 2010. The site will be highly efficient in capturing stormwater for use in grey water systems within the building, as well as for providing landscape irrigation. The project will incorporate numerous other energy-saving elements, transportation amenities, and environmentally-friendly design features including bike storage and changing facilities, preferred parking for low-emitting vehicles, a porous concrete drive to increase stormwater infiltration, and a reduced heat island effect through the use of shade trees and covered parking stalls. The landscape is designed to replicate a Floridian upland environment with native species providing lower maintenance and minimum water requirements.

Sea Breeze Shoppes
 Hutchinson Island, Florida
This project is a wonderful example of designing commercial development to work within a site's natural character. The design process focused on preserving habitat and existing specimen oak trees for the enjoyment of visitors to the project. The design also focused on clustering the commercial uses, while avoiding a typical "strip center" layout. After construction and build out of the project, the residents expressed their overwhelming satisfaction with the completed development.
